Scope:

The construction of approximately 200 residential lots during Stage 1 of the project, which included Bulk Earthworks, pavement construction, Stormwater Drainage and utilities reticulation, retaining walls and landscaping works to correspond with subdivision masterplan.

Summary:

Panorama at Wilton North is a residential subdivision bounded by Hume Motorway to the east, Picton Road to the south and the Nepean River to the north. Situated in the Local Council Area of Wollondilly Shire, this escape-from-the-city tree-change vista is located in the idyllic and hilly-ranging terrain between the Macarthur Region and the Southern Highlands.

TRN Group have summarily begun the construction at the inception of 2023 of the proposed 10-stage subdivision which is looking to be concluded by 2045, adding a robust 5600-residential-lot injection into the Wilton Growth Area. The schema indicates 10% of lots will be dedicated to Affordable Housing. The total projected area for utilization in the masterplan is 871 hectares.

The overall masterplan outlined by Landcom is envisioning approximately 415 hectares of Environment Conservation Area, approximately 52 hectares of open space which will incorporate 7 new sports fields, walking and cycling paths and an 11-hectare man-made inland lake; intimate access to the proposed North Wilton Town Centre, two new schools, proposed local transport including use of the Hume Motorway for routing, a lakeside activity hub for a range of recreation activities, environmentally friendly and carbon neutral initiatives to promote and normalize self-sustaining localities, and the implementation of natural factors such as water bodies and trees to reduce the heat island effect in conjunction with retention of the natural bushland surrounds.

The construction of Stage 1 of the Panorama Subdivision required comprehensive coordination with subcontractors due to the unique challenges faced with program timelines and deliverables. Despite this, the subdivision is being delivered in a streamlined manner and maintains its signature TRN high quality of work.

As part of the earthworks, hard rock has been encountered on site which poses its own slew of challenges. This consisted of extensive Bulk Earthworks where a significant portion was encountered in rock when creating the large flat pads and deep trenches. This resulted in some deep sewers in rock and a fair portion of road founded on a rock subgrade, which included deep ripping for service trenching and stormwater to reduce the cost of excavation in these areas.

 

Innovation:
  • The use of solar panels during construction at the site sheds for power generation and reduction of the environmental footprint of the project.

  • Working closely with geotechnical engineers and civil designers to reuse on-site as much material where possible, including using rock from site as suitable subgrade replacement.

  • Use of “Pac Pave” and “Enviro pave” asphalt mix within the subdivision, to showcase the viability of alternate sustainable materials within construction. This was done in conjunction with Asphalt suppliers State Asphalt and in conjunction with Landcom and Wollondilly council.

  • Use of Low-Carbon Concrete within Footpaths and Driveways.
